HVAC: Central zoned air distribution system: Carrier compressor-air handler/gas furnace 1) Heat functioning properly, but cool temperature differential slightly low-7 degreesF (should read 12-15 degreesF). Recommend servicing/diagnostic. KITCHEN: No significant defects observed. ROOF: Asphalt/fiberglass shingles have approx. 8-10 yrs. service life remaining. 1) Deflected/bent step flashing observed at W base of chimney. PLUMBING: Copper water supply lines observed. PVC waste lines observed. Water heater is 50-gallon gas A. O. Smith. Water pressure is 64 PSI. Water temperature is 122.9 degrees F. No leaks or clogs observed. FOUNDATION: Monolythic concrete slab. No significant defects observed. ATTIC: Ventilation-soffit and roof vents. Insulation-blown-in cellulose. Estimated R-value 38-40. No significant defects observed. LIVING, DINING ROOMS: No significant defects observed. BEDROOMS: 1) Closet door track loose at bottom in NE (guest) bedroom. BATHROOMS: No significant defects observed. |
